Stay ahead of the weather. Doing seasonal upkeep keeps your home safer, more efficient, and saves you big repair costs later.

Ontario isn’t gentle. Snow, ice, heat, rain, freeze-thaw cycles — your house takes a beating every year. If you ignore the little stuff, small damage adds up fast. Doing maintenance by season makes things manageable and keeps your home in top shape. Elite Building & Construction recommends doing checks and fixes every time seasons change. Here’s your full seasonal checklist.

Spring (March → May)

Clean gutters & downspouts; ensure water drains at least 2m away from foundation.Melted snow + spring rains = water damage and potential basement flooding.
Inspect roof for winter damage: missing or cracked shingles, ice dam residue, check flashing around chimneys/skylights.Helps prevent leaks before heavy rains.
Check siding, windows & doors: look for cracks, caulking that failed, weather-stripping to replace. Energy efficiency, preventing water or pest infiltration.
Clear debris around home’s exterior; clean/repair decks & fences. Helps curb decay and improves safety and appearance.
Service HVAC / air conditioning unit: change filters, inspect ductwork, make sure everything’s ready for summer. Lower energy bills, avoid mid-summer breakdowns.
Check sump pump (if applicable); backwater valves. Prevent basement flooding or water damage.

Summer (June → August)

Lawn & garden maintenance: prune trees/shrubs; mulch; check irrigation; ensure plants are healthy.Keeps yard looking good; reduces overgrowth and fire hazard; avoids pests.
Inspect windows, doors & screens: fix tears, seal gaps. Keeps bugs out and improves comfort / energy use.
Power-wash or wash house exterior, patios, driveways; seal decks & fences if needed. Removes mildew, dirt; protects wood and surfaces.
Check outdoor lighting, electrical outlets, and safety around BBQ, etc. Safety and functionality: dark walkways or faulty lighting = risk.
Inspect roof and gutters after summer storms. Patch or repair damage. Storms can loosen shingles, cause leaks.
Clean & inspect range hood filters, dryer vents. Prevent fire risk, improve performance of appliances.

Fall (September → November)

Clean gutters & downspouts again. Remove leaves and debris. Make sure downspouts extend away from foundation. Prevent ice dams and water damage when snow + freezing arrive.
Winterize outdoor faucets; drain hoses; cover or store outdoor furniture. Prevent freeze damage.
Inspect insulation, sealing, weather stripping around doors/windows. Helps retain heat, lower heating bills.
Schedule furnace inspection / tune-up. Replace filters.Ensures heating system works when you need it.
Check carbon monoxide detectors & smoke alarms; replace batteries.Safety. More usage of fireplace / heating => higher risk.
Inspect roof, flashing, chimney; repair loose or missing shingles. Prevent leaks and drafts over winter.

Winter (December → February)

Monitor indoor humidity; prevent ice dams and frozen pipes. Insulate exposed pipes. Ice dams cause roof damage; frozen pipes burst risk.
Inspect attic ventilation and insulation. Reinforce insulation if needed. Cold air infiltration leads to heat loss; ventilation helps reduce ice dams.
Check for drafts at windows and doors; caulk / seal as needed. Keeps heat in, reduces energy bills.
Keep walkways, driveways, steps clear of snow and ice; use safe de-icing methods. Prevent slips/falls; protect surfaces.
Check emergency supplies: flashlights, batteries, blankets in case of power outage.Winter storms / outages happen — better to be ready.
Check heating system mid-season; replace filters if needed. System performance matters when demands are highest.

Bonus Year-Round Tasks

  • Inspect and maintain garage door hardware.
  • Clean dryer vent filters + outside portion.
  • Test all safety detectors routinely (smoke, CO).
  • Check foundation, basement walls for moisture.
  • Keep trees trimmed so no branches threaten roof or siding.
